This solid, quality-built Giles home was manufactured in 2006;
however, I purchased it new and it was set up in July 2008.
It came with all new appliances (stove, hood fan, refrigerator,
electric furnace), central heat pump/AC unit, blinds, and
curtains. There is a storm door with half-screen at the front
entrance, dead bolt locks, and all Thermo-Pane (doubled-
paned) Low E windows have screens. It's a split plan, with one
bedroom at each end of the home, and a central full bath.
(Perfect for a roommate situation!) The eat-in dining area and
laundry area is off the kitchen. Other interior features include:
linoleum front foyer, kitchen, laundry, and bath floors; all other
areas have sculptured beige/tan carpeting. The walls have
neutral (off-white design) wallpaper and 8' high flat ceilings
throughout as well as nice lighting fixtures. There is ample
closet, pantry, cabinet space. The exterior features include:
Water faucet and electrical outlet at back of house, vinyl siding
and fiberglass shingle roof with venting. The mobile home set
up included extra strapping/tie-downs, plastic moisture barrier
attached to framework, and wrapped pipes underneath the
home for year-round living, and brand new custom-built decks,
vinyl skirting (underpinning), electrical wiring and plumbing.

You can live here all year round! It is a moderate climate with
nature's splendid change of seasons!. This quiet mountain
neighborhood (~10 homes) with great neighbors is located in
an elite outskirt area of Black Mountain, just at the end of the
valley's golf course, yet near conveniences - 1.5 miles from
downtown where many unique shops and restaurants host
the annual influx of tourists who enjoy numerous festivals,
access to I-40 Exit 64, and Black Mountain's Lake Tomahawk,
which has a central fountain, many birds, geese and ducks,
walking paths, pool, tennis courts, recreation areas, and
planned activities. All this in one great location, plus close to
everything -- Black Mountain is only 20 minutes down the
road from Asheville and the Biltmore area. As you enter the
North Forth Retirement Park, it is 'like being in a nature park'
with its variety of views, as you go up the concrete-paved
private drive into a well-maintained setting, nestled in the
mountain, with trees and wildlife. The park owner lives on-site
and maintains the common areas with excellence. Strict lease
rules give one a sense of peace and security. There is no
renting permitted in this park. Great as a seasonal home;
the park owner keeps an eye out for any unwanted activity.
Great for elderly with central, easy access for their well-being.
Occupancy is limited to 2 adults. Park owner approval is
required for new residents. Mobile home can be moved,
if necessary or desired. Inside pets are allowed / dogs must
be leased - no fences are permitted (wooof / purrr).
My current lot rent is $175 per month (with 9 months remaining
on the original 3-year lease term). There is no charge for
garbage and recyclable collection / refuse pickup.
